Strategies for this Unique Time in Real Estate

Buyers - Are considering a purchase? Before going out and looking at anything be sure to get yourself pre-qualified or pre-approved with a lender.  During this time it may be a little more challenging to get financing, and you may no longer qualify for the amount you thought you would.  Make sure you check out your credit scores and start now with getting your credit back on track and pulling those credit scores up if necessary. Once you qualify for a mortgage, you are at a fantastic point to start your search. - with falling interest rates and a soft market, NOW is the time to BUY.  We see some good opportunities in foreclosed properties, pre-foreclosure properties and short sales but remember that many of these need some work and that negotiations will be with a financial institutions. This means the process will move at its own speed.  Some of these deals can take a while.  But hey, there is a lot of property on the market and plenty of room for negotiating.  If you are thinking of buying - start looking now!  Be aggressive about getting that home you've always wanted to buy or make that investment you've been thinking about.  A REALTOR with know-how and a knowledge of your target market can be priceless, and remember, there is no cost to you, the buyer... sellers pay the commissions.

Sellers - Sure, the last few months have not been all that great but there is a strong ray of hope on the horizon.  Lowering interest rates should put a boost in the demand for housing.  We are anticipating a sharp upswing in buying activity over the next few months.  Don't forget though, you are still in competition with loads of foreclosed, pre-forclosed, properties on the market.  Unless you really want or need to sell, it may be best to just to hold off for a few more months.  If you do decide to sell, be sure  to call us; Sotheby's is highly known for our effective marketing campaigns...we don't just 'list' properties... we SELL properties. There is a large supply of properties on the market now so you will see new properties as well as older homes. There is a market for both! But when you list your older properties for sale, make sure that it is in 'tip-top condition and that you or your agent do the homework and understand what's going on in your market at all times. The rental market is also pretty healthy so you may want to consider renting out your property for now. We can also assist you with this process if you would like to go this route for now.

This market is very challenging at this time, and home sales are greatly depressed, BUT, there are offers being made, contracts being signed, financing being made, and deals closing.
